What is an eurodvushka

Evrodvushka is an apartment in which, in addition to the bathroom, there is one isolated room and a combined kitchen-living room. As an isolated room is usually a bedroom, children’s or office. A similar layout can be made from a one -room apartment.

If we take the usual “odnushka” with an area of 40 square meters, then in addition to the bathroom there will be a small kitchen with an area of 9-12 square meters and a hall with an area of 20–22 sq. Meter. With this layout, there are a lot of inconvenience. If guests come, then in the kitchen it becomes crowded and you have to transfer the meeting to the hall. Every night you need to lay out the sofa and prepare a berth there. If more than two people live in the family, there is no free space for a rest of an individual.

There are no such problems in Eurodvushka. Even if the apartment is small, an isolated room appears in it where you can sleep, work or stay alone with you. The kitchen-living room is always more than the kitchen in the standard layout, and more people can fit in it. You can calmly lay the child in the bedroom and watch TV in the kitchen-living room. Such a layout is suitable for young people and families with children.

Eurdovushka may not be suitable for those people who like to cook a lot. Smells from frying and cooking, and also sounds from the stove, will go to the living room.

How can you legalize redevelopment

In the process of creating a Eurodvushka, there may be a need for the dismantling of the walls, expand the area of one room at the expense of another, or the need to change residential areas in places. For example, make a sleeping room from the kitchen.

Most of these manipulations are illegal, and for them you can get a fine of 2000–2500 rubles, or the order to return the layout to its original state. Compliance with all the norms is monitored by the housing inspectorate. Supervisory authorities can come with a check if one of the neighbors writes a complaint.

To avoid problems with the housing inspection, you need to legalize the redevelopment. This can be done through a special organization. In our company, designers collaborate with such specialists. If the customer wants to repair odnushki with legal redevelopment, we will agree on new plans for the apartment with experts, they make adjustments and record redevelopment in the supervisory authorities.

You also need to legalize redevelopment in case of resale of the apartment. Especially if the buyer plans to purchase your housing in a mortgage. If the apartment has an illegal layout, the bank may ban the deal.

Plan 1. Remade the kitchen to the bedroom

One of the ways to redevelop a one-room apartment is when a bedroom is made in place of the kitchen, and a kitchen-living room is made in place of the living room. To make a bedroom at the site of the kitchen is prohibited by law. A neighbor’s kitchen will be above it and in the case of a water breakthrough the bedroom can flood.

In this one -room apartment, there were initially 47 squares. Kitchen, living room, dressing room, balcony, corridor and bathroom.

The client wanted a spacious kitchen and bedroom to appear in the apartment. To do this, they first dismantled the wall between the room and the wardrobe, and in the corridor zone. By law, this partition could be dismantled. The expansion of the living room due to non -residential is allowed by housing norms.

The room and the wardrobe were combined and the kitchen was turned out. A niche for the closet was made in the hallway. A niche for an oven and a built-in refrigerator appeared in the kitchen-living room.

The plan of the apartment began to look like this:

After all redevelopments, a bedroom with an area of 13.7 square meters with a large bed and a wardrobe and a wardrobe appeared in the apartment.

The kitchen-living room increased markedly in size and became an area of 19.5 square meters.

There was a sofa, a dining table, a kitchen area with a built -in refrigerator and oven.

The corridor also became more spacious. Instead of 3.3 square meters, it increased to 4.9 sq. Meter. There it became possible to install a built -in closet with a large mirror.

On the balcony made a zone for relaxing with soft chairs and a table.

Plan 2. Combine the living room and balcony

Sometimes customers are asked to remove the partition between the balcony and the living room.

There were only 37 square meters in this apartment.

In order for the bedroom place to appear, the walls between the balcony and the living room and between the living room and the kitchen were first dismantled.

Then they combined the kitchen, living room and balcony, making a large zone. The sleeping room was separated from the rest of the area with a light partition. In this case, the dismantling of the walls between the balcony and the living room is also illegal. After dismantling, heat loss in the room increases. And this leads to an increase in the load on heating in the winter. We provided in advance the possibility of installing a glass partition between the balcony and the living room. If the housing inspectorate comes to the customer and forces the partition to return, he will be able to quickly put glass and thereby avoid problems.

The final redevelopment began to look like this:

As a result of redevelopment, a kitchen-living room appeared in the apartment. A small partition divides the room into a dining area and a recreation area with a sofa.

The space remained open, but at the same time, the place with the dining table turned out to be cozy and private. It is hidden from another part of the room.

The bedroom is separated from the kitchen-living room.

In the bedroom there was a place under the wardrobe.

Conclusions

Evrodvushka is an apartment in which the kitchen and living room are combined into one space and there is one isolated room. The layout of the Eurodvushka is more convenient for a standard one-room apartment due to the presence of an isolated room and a spacious kitchen-living room. Eurodvushka is not suitable for those people who like to cook a lot in the kitchen. To make a Eurodvushka from a one -room apartment, customers are asked to remove the wall between the living room and the balcony, or to make a bedroom instead of the kitchen, and in the living room there is a zone with a kitchen. In some cases, redevelopment can be legalized.
